This stay is booked directly with the Host and is notadministered by Airbnb or any other platform. Airbnb's policies, AirCover, and resolution services do not apply. Please read these Terms carefully before booking.
1. Agreement & parties
- These Terms & Conditions ("Terms") form a binding agreement between the guest making the reservation ("Guest") and the owner/host of The Blue House ("Host"). By submitting a booking request and/or remitting payment, the Guest acknowledges they have read, understood, and agreed to these Terms on behalf of themselves and all members of their party.
- The Guest making the booking must be at least 25 years of age, will occupy the property during the stay, and is responsible for the conduct of all guests and visitors.
2. Bookings, payment & confirmation
- A submitted booking request is a request only and does not constitute a confirmed reservation. Dates are held on a provisional basis until confirmed by the Host.
- Payment is collected directly by the Host after the reservation is confirmed; payment instructions are provided with the Host's written confirmation. The reservation is confirmed only when full payment has been received and the Host has issued that written confirmation.
- Provisionally held dates not paid within 24 hours of the request may be released without notice.
- Valid government-issued photo identification matching the booking name is required prior to check-in. Stays longer than 27 days additionally require a background check and a signed lease before check-in.
3. Rates, fees & deposit
- The nightly rate is as quoted at the time of booking (minimum stay 2 nights). A $100 pet fee per booking is added to the quoted total when a pet is disclosed; any other fees disclosed by the Host are payable in addition.
- A refundable security/incidental authorization may be required. The Guest authorizes the Host to retain or seek reimbursement from the deposit, or directly from the Guest, for any damage, excessive cleaning, missing items, smoking, unauthorized pets or guests, fines, or rule violations.
- Pets must be disclosed in advance and are subject to a $100 pet fee per booking. Undisclosed pets (excluding documented service animals) incur a $100 penalty plus the standard pet fee.
4. Cancellations & changes
- Cancellations 30+ days before check-in: refund of amounts paid less a 3% processing/administration retention.
- Cancellations 14–29 days before check-in: 50% refund.
- Cancellations fewer than 14 days before check-in, no-shows, or early departures: non-refundable.
- Date changes are subject to availability and Host approval and may not be possible. The Host may, in rare circumstances (e.g., property damage, safety, or events beyond the Host's control), cancel a reservation and will in that case refund amounts paid for the affected nights as the sole remedy.
- The Host strongly recommends the Guest obtain travel insurance.
5. House rules & occupancy
- Check-in is after 4:00 PM; checkout is before 11:00 AM. Late checkout without prior arrangement incurs a $50 penalty per 30 minutes.
- Maximum occupancy is 7 guests. Exceeding this limit incurs $100 per additional guest, per night, and may result in immediate termination of the stay without refund.
- No parties, events, or commercial photography. No smoking anywhere on the property. Quiet hours are 10:00 PM – 6:00 AM. The full House Rules are incorporated into these Terms by reference.
- Violation of the House Rules or these Terms entitles the Host to terminate the stay immediately, remove occupants, and retain all sums paid, without limiting other remedies.
6. Damage & guest responsibility
- The Guest is responsible for the property and its contents during the stay and will leave it in the condition in which it was found, ordinary wear excepted.
- The Guest agrees to promptly report any damage or malfunction and to reimburse the Host for the full cost of repair or replacement of any damage, loss, or theft caused by the Guest, their party, or visitors, including consequential losses such as lost booking income during repairs.
- Tampering with or disabling smoke/CO alarms, security devices, or locks is strictly prohibited and may incur penalties and law-enforcement involvement.
7. Assumption of risk; release & indemnification
- The Guest and their party use the property and all amenities (including stairs, the patio, and any equipment) entirely at their own risk.
- To the fullest extent permitted by law, the Guest releases and holds harmless the Host and the property owner from any and all claims, liabilities, injuries, illness, death, or loss of or damage to property arising from or related to the stay, except to the extent caused by the Host's gross negligence or willful misconduct.
- The Guest agrees to indemnify and defend the Host against any claims, damages, fines, or expenses (including reasonable attorneys' fees) arising from the Guest's use of the property or breach of these Terms.
8. Limitation of liability
- The Host's total aggregate liability arising out of or relating to the stay shall not exceed the total amount paid by the Guest for the reservation.
- The Host is not liable for any indirect, incidental, or consequential damages, nor for temporary interruptions to utilities, internet, appliances, or services, nor for events beyond the Host's reasonable control (force majeure).
9. Privacy & security devices
- Exterior security cameras are present on the property for safety and are disclosed in accordance with applicable law. There are no cameras or recording devices inside the home.
- The exact address and self check-in instructions are provided only after the reservation is confirmed and are to be kept confidential.
10. Governing law & disputes
- These Terms are governed by the laws of the State of Washington, without regard to conflict-of-law principles. The Guest consents to the exclusive jurisdiction and venue of the state and federal courts located in King County, Washington.
- If any provision of these Terms is found unenforceable, the remaining provisions remain in full force. These Terms constitute the entire agreement between the parties regarding the stay and supersede any prior representations.
